Facilities Managements Responsibilities

Facilities management responsibilities are focused in 3 areas:

A)Coordinating all efforts (for e.g. design, plan, construction etc) concerning the facilities for the best effect on the working environment of the people ant the organizations ability to meet his objectives.

B)The management of the activities proactively rather than the managements of facilities reactively.

C)The facilities management’s policies and procedures should be integrated with the organizational goals and objectives as well as available resources.

    Given the focus of facilities management Michael as you have posted above, can outsourcing of facilities management be an effective approach? It seems to me that each of the focus areas would be difficult to achieve as an external contractor.

    Perhaps there is a half-way house here in which the organization has a small facilities management team whiich has sufficient expertise and experience to achieve the focus whilst using a contractor to provide the required trained manpower.

    A complete outsource of facilities management will not be an effective approach. This could cause a delay towards all activities of the company due to the fact that the company will not have any control not even to resolve some insignificant errors that may occur.

    The company should plan for continues improvement of service quality. The service of the facilities should be divided it to service levels. Those levels should be negotiated and the company will decide which service levels will be outsourced.

    The next step would be to create service strategy and partnership that will define the methods that the supplier will service the facilities and his access limits.

    The conclusion that derives from the previous paragraphs is that a company can not accomplish everything on its own. Furthemore the company can not count on an external partenship to fulfill all its needs. So the best way is to formulate a mixture between outsourcing and in house servicing.
